hi tm,

that is what i am thinking. the title company started a whole new process of looking up my name. out here, after you open up escrow, the first thing that happens is escrow gets title to issue what is called a preliminary title search, which includes all sorts of easements, etc. as well as liens by other people, if they are there. including govt stuff, like property tax. and utility bills, if there.

after loan docs were signed and returned, title started a whole new title search based on my name, and found several. pretty much the same thing that one gets from a credit report

i have never heard of getting a new social. but i figured that is what the horror cases ended up having to do, once they got their credit back established.
Getting a new social security number is by no means easy but it is possible in exceptional cases.

The title search is for the property, to see if there are any encumbrances that would complicate a sale, or diminish the value of the property. The loan search would be for you, to see if there is anything showing up in your background that would make you a credit risk.

that is exactly what i thought - they were doing the typical credit check

this was a hard money loan (equity loan) from my business partner. no credit requirements.

oh well, escrow closed today and i got my funds. just wanted to know for the future

Wait, what? You got paid? They keep telling me my check is in the mail but it never arrives. I'm beginning to think they really didn't mail it.... :p
Well ... I have been waiting 14 years for my first check but I am sure it's just an accounting error that will be resolved soon.
