I must have messed up because I don't see my question. I'll try this again.
For the month of October I rented (with son and husband) a cabin. There was no lease and no security deposit. The owner had someone on the property get our month's rent and had the same person look over the place when we left. The owner is now saying we owe him $400.00 for "repairs" made after we left. We admit to a lock that broke when we put the key in and will pay for that even though it was not anything we could have avoided. It just plain broke. Also I put a small burn stain (not even a hole) in the couch slip cover while doing it at the laundry mat. Other than that I went out and bought a new vacuum cleaner and supplies just to keep the place in the utmost pristine condition. (I am a neatnik!!) My question is where do I stand on this? I would pay him $100.00 without a problem but he's raking me over the coals here. Is there a legal recourse or just tell him to take me to court?

Although I agree with BB regarding the statehood of Texas . . .

Ask for a copy of receipts for the repairs because they can't pull a number out of hat. How long after you left did you get notice of damages?

I guess I need to clarify that he also said it was for cleaning too. (I thought all rentals, motels, hotels, cabins, B&B's did all the cleanup which I did for the month on my own) But to your question we started getting calls from him about a week from our departure.

I, too, agree about the statehood of Texas. I just moved here from Sarasota Florida and giving this place a year to decide if we go back!! I'm missing the humidity!!!

He is charging you $400.00 for a broken key/lock, a burn hole in a slip cover, and cleaning.

That does not sound unreasonable to me. He has to pay a locksmith, buy a new slip cover and pay the cleaning crew.

I don't know if you have rented vacation cabins, condos, or apartments before but there is always a cleaning charge. There are uniform standards that must be met on the cleaning and the cleaning company does this. They have no way of knowing that you're obsessive
compulsive when it comes to cleaning or that you would apply your OC behavior to someone elses property. As for the burn hole, I can't believe that you were permitted to smoke inside the unit.

Pay it and get on with your life.
