Hello out there, I own a two-unit property, with two houses on one long parcel. My brother is currently renting the front house; I live in the back house. I would like him to buy in to the property so that it is no longer a rental.

Is a 1031 exchange possible whereby I can exchange just the percentage that is currently apportioned to the front house and look for a 1031-suitable property, with the aid of a facilitator, while I stay in my unit?

Sounds complicated, I know, but I would like to stay living where I am. The alternative, I suppose, that would work to my tax advantage is to keep renting the house to him until I sell the two units together.
