Looking through my father's papers I found that there are two signed leases - a residential lease for 1 year and a monthly rental agreement.

Which takes precedence over the other? Please explain?

One is a 1 year lease. The other is a month to month lease. They are both signed by both the tenant and my father.

The 1 year lease is from 2/1/01 to 2/1/02. The month to month lease started from 2/1/01 to unknown because it states no expiration date. If you need more info please specify.
