What is the name of your state? Tennessee

We are in the process of buying a home and all paperwork except closing is done. All contracts signed and home inspection done. We have agreed on certain things being fixed prior to closing.

If these things are not fixed by then can they just offer us at closing a dollar amount to fix them ourself or would they have to delay closing.

Second question. We had a bad storm here this week and two trees fell on the property. One of them took out part of the fence in the back yard. Is it the owners insurance that has to cover this or how would I go about getting the trees removed before closing as owner has it in contract that they would not fix anymore things if they were found in the inspection but it says nothing about if something like this happens between signing papers and actual closing. If I insist on them getting the trees out can they then back out of the deal/

Unless your contract says something else, the property before closing belongs to the seller. They are responsible for the damage on the property. Do your papers have a clause stating something regarding the home will be sold in the condition that it was in at the time of signing the contract or is the property as-is?
And yes they can offer you a dollar amount at closing to fix them yourself.

Thank you I did not know that. I have my insurance set up already for the home.

When we signed the contracts for the house after I did one inspection it is stated that seller would not be responsible for any other damage found by subsequent inspections. I take that to mean any damage to the home such as plumbing or something not storm damage.

I go over almost every day and walk around the home and look in all the windows and will do so again just before closing to make sure every thing is done.

I also talked to my real estate lady and was told that the owners would have the trees removed so I am going tomorrow to get that in writing also.
