I payed my rent by personal check. It bounces, my bank never sends me notice of this. I later in the month recieve a 30-day notice in the mail and on my door. I also got a letter staiting the returned check and my obligations of the $25.00 NSF charges (of which I am Aware of). All of these documents came on the same day May 25th.
In my addendum to the standard rental agreement in line #2 it states if the rent is not paid by the 3rd of every mont, the tenant(s) to pay a $25.00 late fee. (I have no problem with this) At this point it also becomes necessary to issue a 3-day notice to pay or quit. SO HERE IS MY QUISTION.
If my land lord did not provide my with the iformation of my returned check with the 3-day notice can thay skip the 3-day notice and go directly to a 30-day notice to quit with out giving me a chance to pay the rent after I FINALY am aware of the siduation?

If you are on a month to month rental agreement, they can terminate the lease at any time for any reason by giving you the proper statutory notice. You might go explain that you had no idea the check had bounced and you're very sorry, then ask them if they'd let you stay.

If they refuse, the only question is whether they have to give you notice 30 days before the 1st of your last month, or just 30 days before they want you out. If it's 30 days before the first, then your last month would be June. If it's straight 30 days, you have to leave by June 24, but landlord has to prorate your rent and can't charge you for the last 6 days of June. Call your local tenant's rights association and find out.
