Is there any Colorado laws that pertain to "how" 30 day notice to vacate premises is given? I received an e-mail today, with a 30 day "vacate" notice". Is that legal? Shouldn't something be mailed ("certified" mail)? Or, is this ok in the state of Colorado since there are no "rent control" laws here? Please advise!!!

Well how do you know its from the landlord?

Have you emailed him before so he can prove you know its his email, and not just a prank?

DID YOU ELECTRONICALLY SIGN FOR THE EMAIL? The sender asked for a reciept. then it probably is legal, since you signed for it, just like a letter

Did he sign it with his name address phone #, was the information correct...such as the address apartment#, your name the dates...

I mean the landlord would be better off spending the $3.25 to mail it certifed return reciept, but this is the new digital age and electronic signatures are fast becoming legal.

Also i have seen this used as proof of delivery, when the tenant refused to accept the certified mail.

so explain do you have a lease?

My lease expired 1 year ago. The landlord said at that time, "I think our word is good", so never sent me a new lease to sign. The e-mail notice that I received had no electronic signature, nor did it say anything about getting a receipt that this e-mail was received. It was only signed (typed) by his name, but no address or phone number after he typed his name. Even then, isn't it still enforceable since there aren't really any "rent control" laws in Colorado? Any advice?

Then it would NOT be valid....

How could it be? There was no reciept you recieved it.

How Do you know it really is his email address, maybe his kids are pulling a prank on you.

But you will know on the 1st if he refuses your check or hands you a notice, so start looking anyway, start raising some cash, and untill you actually sign for something you still are a tenant.
