Only if you have re-rented it already. You cannot collect double rent. If it is empty for the remainder of the 30 day notice then you are allowed to keep the rent.

I mean how else are you to check over the dwelling and make sure it is ready for the next tenant. Now if you are saying it was perfect, and you rented it right away and the previous tenants had left 28 days early. PLUS they did not break the lease in a bad way and you incurred no costs to yourself, then yes they should get a refund.

Assuming you're on a "month to month" lease and not a "day to day" lease :) .
