On a "Notice to quit" I just have to give it to any adult in apt not children? Never had anyone with children so I am not sure about that. My tenant has 2 daughters One in college and the other who is about 16 lives there.

Next question On a "Pay or quit notice" would that work the same way, for example if I am not payed and the tenant is still there after the date I give can I go for legal action after date has come or do I first have to give tenant a "notice to quit" to go for legal action?

Your question makes no sense.

You prepare a pay or quit giving tenant 3 days to pay late rent in full or move out and serve the notice on an adult at the property. ( above 18 to be safe)

Then after the 4 th day you file your complaint and request eviction in the proper court in your town or county.
