Can tenants request in reading items be fixed before they move in and if these items are not can the lease become null,, We dont wont to go through this nightmare all over again with landlord s who promise to fix things and dont, however they can go out any buy larger cars and fix up thier primary residance,,,,

make sure your requests for items to be fixed or replaced be part of the lease. if not done, then lease is null.

However, I doubt the landlord will agree to your request. you can either take your chances that the landlord will fix the stuff or you can find another place to live.

hi there and thanks for the reply
thats the problem we trusted this person to fix the problem only to have gotten worse and than when we complained to a local government agency she went straight to the courts

and the courts believed her, my husband had pictures and alot of other things and the courts still sided with her
dont make any sense.

Corset, your reply really has nothing to do with StephenK's correct answer.

If you are concerned that a 'new' landlord will not correct deficiencies, get it in writing that the repairs will be done and if not, that you will have the right to void the lease.

Depending on the landlords urgency to lease, he/she will very likely refuse your conditions.

It may be that the writer is still pissed and is not thinking straight or maybe her corset is too tight.

If you are looking at a place that is not well kept up, it will continue to be that way after you move in. You have the right to take your business elsewhere. When you find a home or apartment in lovely condition, you can expect the owner will continue to keep up the place once you move in. Of course, you pay for what you get. Personally, I'd rather have a bit smaller place for the same amount of money and know it'll be taken care of if something goes wrong, but that's just me. You may choose differently (and it sounds like you have in the past). Ain't capitalism grand.

**A: it cannot happened to us because happened is a past tense word and does not reference any action in the future.

Your answer is YES, you can demand a written agreement between you and the landlord to have things fixed before you move in, and if it is not done the landlord would be in violation of the lease.

I dont see a problem here, unless the landlord refuses. Your nightmare was not caused by the landlord, it was caused by you handing the landlord money and signing the lease without those provisions in there.

You could have walked out and taken your money elsewhere, but you chose to sign the lease.
