Abandoned home....landlord help

We recently took over renting some property for my Father In Law. The tenants that were renting one of our homes has abandoned their belongings, there is a vehicle in the yard and all furnishings. They haven't paid rent in two months and I have asked them to move several times (each documented) to no avail. I have lost several opportunities to rent this home because of this. What do I do? This is the first time I have had to deal with anything like this. There is no lease agreement signed.

MOM....landlording is a profession, a business, if you will and you need to get up to speed with the L-T laws of your state....go to www.nolo.com; www.tenantsunion.org/directory; www.rentlaw.com; www.prairielaw.com.....You should also post you question WITH YOUR STATE/AREA on www.mrlandlord.com.

You need to learn the "abandonment" rules for your state and follow them. Usually you need to provide notice and then remove the items.

You need, even if you are only renting one home, knowledge and education. When a tenant knows that you don't know what you are doing, you are in T-R-O-U-B-L-E. Like animals can smell fear; tenants can smell ignorance. Get educated...join your local apt association, take landlording classes at your local JC or through your Realtor association....network, network, network...Knowledge is power....I said it before DJ.

Ahhhh dont be hard on MOM she is from Tennessee one of the most POORLY educated states in our country...

No leases no deposits, .....free rent

MOM I love you, can I move into your home.....!!!

On the other hand when mom finds out how badly she has been taken advantage of well.....

MOM will turn into a low life scuzzball, nasty, filthy landlord because her REDNECK roots will come out.

Our hope is she will resist being a REDNECK and become a professional decent landlord!

HA, you two crack me up! Because I am from Tennessee, I am automatically a redneck? I promise you, my husband and I probably make more money than both of you put together! And because we have recently received this luxury of assuming my ill FIL's duties, you are correct in assuming that I do not know what my legal rights are regarding this. Forgive my coming to this site and asking for help. CVM thanks for giving me the info.....could have gone the rest of my life without dj's smart A** answers tho. And something else for thought, this is not my PROFESSION, this is something that I was handed.

well MOM have fun....

If they have no lease then TODAY give them a 30 day notice to leave and inspect the property take pictures and see about starting legal proceedings in court.

also send them a letter certified mail return reciept you will need that for court.

Hey it only money right, nothing to get upset over...ahh to be so rich and foolish
