What is the name of your state?Utah
We established a new LLC and then bought a commerce property in Uath.
The previous onwer signed an agreement with a utility company. The agreement is 7 years term and pay $900 monthly. We found another company provide same service. So we changed.
Should we succeed the agreement previous owner signed and liable to the bills? We didn't know the agreement before we bought this property.

Tell them you did not make the contract and you will not be paying anything.

See what they say.
