I live in a Mobilehome Park in California, and the manager
is verbally abusive, she responds to all tenants issues/problems with an attitude that reflects her daily mood, and if you bother her on a bad day you have inadvertantly joined her "BLACK LIST" and no longer get professional management solutions to whatever the issue is at anytime.
Where can I find information on HOW/IF a UNPROFESSIONAL,ABUSIVE Mobilehome park manager can be removed from her position?

What have you done for her lately?

Having been in the property managemen biz for over 30 years, I gave up trying to be tenant's "friend" a long time ago and I urge property managers and on-site personnel to do the same.

Ask yourself what you have done for your MHP manager lately? She is not there as your "beck and call-girl" and your treatment of her is probably being reflected right back at you.

You will get more flies with sugar than vinegar. The "burn out" rate as on-site managers is less than 2 years....so wait a few months and she will probably be gone. Start your relationship with the next manager by taking him/her/them a "welcoming" plant and offering to make their job at the MHP easier. If you learn that one of them is sick, take them a ready-made dinner or bring them KFC bucket. In other words, they live there too, make them welcome and change your attitude if you expect her to change hers.

Have you organized a group of other tenants who all feel the same as you do???

Are they willing to all sign a complaint letter and forward to the property owner??

Have you contacted the property owner in writing with your complaints (either as a group or individual)??

If you don't know who the owner is, contact your county tax office or county clerk. They can tell you the name and address of the property owner.

Make your letter professional, concise and direct. Do not include minor, petty issues (they minimize the real purpose). Include specifics, dates, times, people involved. Document all your claims. Ask that the owner investigate your complaint and respond in a timely manner (14 days from receipt??). Send your letter to him by certified RRR (gives more authority and documents receipt).

I find that in a lot of these cases, the owner is not aware of the problems that are happening onsite. They only see the money in/out and the manager is certainly not going to detail any complaints made against him/her.

If all else fails, move.
