I live in CA and am considering putting a friend on the lease. However, as of recent I have had several bad experiences with having roommates, friends or not. I'm wondering, if I have him put on the lease, can I have a secondary contract with him, stating that if there is conflict, nonpayment of rent or utilities, lack of respect for personal items, etc, then he will be given 30 days to move out and have himself removed from the lease?

You might be better off asking Your LL if you may have another person in the unit and that you would be the responsible party for the rent etc . This way should you find things not working out it will be your burden to evict and it will keep you in good graces with the LL . this is only suggestion If you do decide to go this route, definitely take the time to read up on your states landlord tenant laws because thats what your going to have to follow if you find you must evict . and dont do oral agreement even if its a month to month lease with roomates do have it in writting .
