Adjustment of monthly common charge

For over a year I have a leak in the roof of my condo. Black water is running down the wall and messing up the carpet. The management of my building did try to fix the leak but did not succeed until today. Do I have the right to lower the monthly maintenance charge because of this problem? If yes, by how much?

No, you have no right to do that but you have a right to charge the HOA for carpet cleaning, painting the wall etc. if the HOA does not cover the expenses.
