What is the name of your state? NY- I have just sold my Home and am awaiting the closing for the seller to sign and docs to be prepared. I rented out the house before that and have a tenant she pays her rent on time and theres nothing i can evict her for. She has a one year lease but the new owner does not want to use the house a rental but rather a home what can I do to get my tenant out so we can hurry up and close on this deal

She's not required to move if she has a lease. You could inquire what spiff you could give her (a cash payment towards moving expenses, perhaps) to terminate her lease early.

Leases are not terminated by sales (other than foreclosures).

Further unless your contract stated that you'd get the lease terminated OR you failed to disclose that there was a lease on the property, I don't see why you have any responsibility here. Tell your attorney to send them a letter compelling them to close or forfeit the deposit as liquidated damages (hopefully as provided by the contract).
