I live in North Carolina and have taken out several leases for apartments over the years as I moved around and occasionally had to terminate the lease early due to changing job requirments/locations and the only penalty I suffered was the loss of my deposit.
However now I took out a 1 year lease on a small house with a roomate and after six months my roomate quit paying bills such as electric/water etc. which forced me to move out to a single bedroom apartment since I could not afford to pay all bills for the house. The lease was under both our names for one year and when I notified our leasee about having to move out she stated that even if I move out I am required to continue to pay full rent until the year is up and I also loose my deposit. She said that until another tenant is found to replace us I am held liable for not only rent even if I have moved out but I also must continue upkeep on the property. I read over my lease agreement and found nothing that states I must abide by this rule that I could see.
Has anyone ever heard of such a law or rule or have any advice they could offer? I appreciate any advice that can be offered.

Thank you

i'm no expert, and i'm not sure how liable you are in a roomate situation.

Its pretty typical in the states I have lived. The complex has to make a reasonable effort to try and find a replacement.. until then however, your stuck... Even on that show suze orman, she says to suck it up and try and pay for it..
