I am a first time home buyer and after being out bid a couple times ( one i had a higher bid but was not choosen because I wanted a house inspection) I had finally found a house I really want. It is brand new and has been on the market since late May of 2007. The house is listed at $169,900. I put in a offer at 162000 seller pays closing but I was willing to close at the end of this month to avoid him paying on the property anymore at the start of March. He countered at 171900 seller pays closing I countered at 167000 seller pays closing. His last counter then only dropped $900 to 171000. Me or my realtor don't know what to do besides the obvious, but I thought I was being more than fair. I am also non-contingent and am pre-approved by the bank and last I heard he has no other offers on it. Has anyone else expirenced this and gotten anything resolved? Thanks

I believe when stated doing the obvious that is what I meant. If I had piles of cash lying around like you I would have payed it in full. I am sorry but I don't believe paying close to full price for a house that has been on the market for 8 months is the only option.

there is nothing you can do to make him sell his house at your price, he can chose to never sell it, he can start upping his counters, he can do whatever he wants, he owns it. you are free not to buy it and if you want it so bad then you will buy it at his price.

Has he reduced his price during the listing? There is no rule that says the length of time on the market means the house is therefore NOW priced too high. In the long run, this is to be your HOME, and if it's a house you love in a neighborhood you love, the extra $900 means nothing.

What's important is coming home every day to a place you want to be. If it takes $900 more top accomplish that, buy. If it's not worth it to you, move on. He doesn't HAVE to lower his price. You knew how much he was asking when you first saw it.
