This is my second post on the same question and the reason i ask for anyone but happy lucky is because although humerous he/she did not answer my question rather he/she make me feel less than adaquet. I do the best that I can and i do have a roof over my family's heads and food in thier stomachs. he/she also seems to be very hung up on REDNECKS.

My question that I need to get answered is what is considered reasonable time for a new landlord to make repairs to the building/units after purchasing in a pre foreclosure situation. I have asked continually for pest control and paint as the unit was not painted when i moved in, over a year ago now. he will not let me buy the paint as he wants me to cut in the walls and he will roll them out. i would prefer to do it myself as i do not want to disrupt my whole apartment for him to roll it out. i wanted to do it one wall at a time to avoid total mayhem while the painting is going on. am i within my right to not allow him to do the painting in an apartment that i occupy with my family? the reasonable time is important to me as i will be looking to put my monthly rent into escrow at the court house in an attempt to force him to take responsibility for the purchase of this building. i would not like to jump the gun and find out that i had not given him adaquet time to make repairs and he gets mad and evicts me and my family. He has owned the building for approximately 4 months now and rent is due in 3 more days. Thank you in advance for your prompt attention to this matter and please feel free to read my other post as it may go into more detail.

Painting is "cosmetic" and does not effect habitability

Painting during tenant occupancy is a NO/NO. You are lucky he is even considering painting while you are in residence. If you don't want to do it HIS way, do it yourself in neurtal color and leave the issue alone.

Also, deal with pest control issues yourself with over the counter products OR get home-made remedies from the web.

I understand your situation, and hope it gets resolved soon.

Not sure if it would be a good thing to do, not paying this months rent, in order to give a signal to him (and a judge).
I would think that it might backfire, and get him some favorable position.
But I agree with you that the landlord needs some signal. After all it's his property, if he doesn't take care of it properly now, he'll have nothing in the end.


Anybody else to respond on this.


PS. I wonder if there's such a thing as a 'renters association' cause together we're strong !

If you stop paying rent the only message you will be sending to the landlord is that your rental agreement is questionable and doing anything for you would be a poor investment of time for him. Then he will feel justified by not doing anything for you because you're not paying him anyway.

You should probably deal with the pest contral stuff yourself and after your done show him the receipts and ask if he'll consider reducing your rent by the amount spent.


It sucks but that's what renting is like.

Renting sucks when the Landlord is a REDNECK.

It just seems to me that we hear about the lack of maintence, the falling down of the building, how landlords refuse to give leases, or reciepts or refuse to paint.....

of threaten to evict you if you are one day late with the rent....or Rent to Own scams..

all signs of a redneck..........

BUT most tenants are stupid.....they dont know what signs to look for and I am trying to open your eyes to them....

You have to be a smart consumer....and thats what you are a consumer, you are renting a product, your apartment and if you are NOT HAPPY with the product ...THEN DONT HAND OVER THE MONEY TO THE LANDLORD FOR A LEASE! Walk out of there and find another place to live....

IF you are not a bright consumer then you must suffer the consequences of your stupidity untill the lease ends...THEN YOU CAN MOVE to a much better place where the landlord has Pride in his building!
