What is the name of your state (only U.S. law)? AZ
I moved into my apartment on the 1st. On the move in checklist, I listed many problems like dirty sinks/bathroom, paint on floor/carpet, broken alarm, minor dents on wall (some areas contain what used to be holes, that have been poorly patched with putty), etc..
This is supposed to be a luxury apartment complex. In Tempe, AZ, the rent for this 2 bdroom is $1350/month plus $100/mo for garage. This is a high priced apartment.
The dirty sinks/bathroom I just cleaned up myself, and the paint on the floor/carpet doesn't look horrible, but still not that great.
When I moved in, I found out the garage I was supposed to get (that was right next to my apartment), has been given away to another tenant. They tried to get me to accept a garage that was on the other side of the complex, and as soon as I said I'll do it for 1/4th the normal cost, they told me I could get one a couple units next to the one I originally had. Unfortunately it took them 10 days for them to give me the garage.
The total lease includes a garage with a highly discounted rate. As opposed to lowering the monthly rent, they gave me the garage on the lease for $15. Since I didn't have access to the garage during those first 10 days, am I entitled to any sort of refund? If so, does it go towards the $15 or the normal $100 price? They gave me the garage as an incentive to move in because they wanted to have the entire complex booked.
The apartment is supposed to come with an alarm as well. The alarm isn't working completely (it has duplicated codes, and the takes 2 minutes before the alarm goes off - that's plenty of time for a couple of people to steal all of major items and get away before hearing the alarm).
Am I responsible for hiring an alarm company to fix the alarm? Who is responsible for configuring the alarm so it doesn't take 2 minutes before it goes off?
Is it reasonable for me to request that the apartment complex cleanup the paint on the carpet/floor? Even after the move in? I signed the lease only after seeing the inside of a model, I did not personally see this apartment that I moved into. I did request to do a walk through prior, but they told me no.
