Apt. complex changed hands, no new lease, obligated to pay rent?

My husband and I have been living in an Atlanta apt. complex for over 2 years. The complex was recently sold to a new property owner. All tenants received a written notice saying that the new owners had taken over and that leases with the prior company were null and void. But we never received any new contracts to sign. Am I obligated to pay rent, full amount, partial amount? In all fairness, am not happy with the apt. complex and wouldn't mind opportunity to leave.

My response:

Since you are not happy with the complex, and want to leave anyway, I will not go into the legalities of the new owner's decision concerning your existing lease. Since you want to leave, and the new owner says, in writing, that the lease is null and void, give statutory notice (probably 30 days), and leave.

Thanks for the advice. Can you, in a nutshell, please tell me anyway the legal ramifications behing the new property owner's note and the fact we never signed new leases? I'd personally like to know.
