I signed a rental agreement to rent a room on a month to month basis from a co-worker in San Francisco. After thinking about it I decided I didn't want to rent the room and gave written notice the next day that I had changed my mind. Am I still obligated to honor the contract? I was under the impression that I had 72 hours to change my mind.

You only get 72 hours to back out if the landlord came into your house and had you sign the contract there. In other words, no. You are liable for any rent that falls due between the day you gave notice and the day the lease terminated. You get a refund of any rent L collects for that month from the replacement tenant.

I dont know if CA requires 10 days notice, 30 days notice, or 30 days before the next month begins notice. Call the local tenant's rights association and they'll know.
