bankrupt former landlord

9 months ago I won a judgement in small claims court against my former landlord for security deposit.

Collection efforts have only yielded $250 out of $1200.

2 months ago I place a lien on his house with county clerk's office for amount of outstanding balance.

Yesterday I received a letter stating he is filing for Chapter 7 bankruptcy.

I am in New York City.

Does the lien survive the bankruptcy?

Can I claim this debt is exempt from bankruptcy because security deposits are not supposed to be mingled with ll's personal funds per NY State law?

You may be protected as long as there is enough equity in the property to pay you when the property is sold.
