Barking dogs..

What is the name of your state (only U.S. law)? CA

I have tenants that have dogs that seem to bark through out the night..

The neighbor has called me a few times complaining about it and doesn't seem very happy..

What can the neighbor do? escalate it? Lawsuit?

These are great tenants for me and I do not want to lose them...

These are great tenants for me and I do not want to lose them...
I would suggest you do whatever is necessary to encourage the tenant to keep their dogs quiet.

The neighbor COULD call Animal Control and make a complaint. If it is seen that they also complained to you, their LL, and you did nothing to curtail the problem (such as warning the offending tenants that further issues or complaints could result in them being asked to leave), then they could potentially try to break their lease using constructive eviction as a reason.

Your neighbor really should call the police instead of you , so send to your tenants a brief note , its come to my attention that your dogs are barking alot in the evening/ night hours when outside please address this` sign and date it. With out police report not alot of any thing else you can do. With out police report if it was my property , short brief letter is all I would do.

Agree. I would send a crr letter to tenant and indicate that the dogs are being a nusiance to neighbors. Contact city and see if there is any ordinances being broken and include a copy in the letter. Inform them if the matter is not cleared up than you have no choice but to have the police involved. Than have the ordinance handy for police officer along with copy of letter sent to tenant. This will ensure that the officer will make a report instead of just informing tenant to keep dogs quiet.
