the only REAL advice is to ONLY look at a owner occupied 2 family house.

You will have to use your personal charm, dress nicely, DO NOT use any 4 letter words, and get to know the landlord and if you are good at hustling the landlord he wont ask for a credit report.

Forget any corporation, or aparment complexes, most 2 family owners want to have friendly helpful tenants.

NOW>>>>>> Being in NJ, you WILL offer to cut the grass, or help shovel the snow, bring in the mail, in other words treat the landlord as your own family, and you will have a much better chance of getting an apartment, over someone who EXPECTS the landlord to do everything!
