What is the name of your state (only U.S. law)? AZ

After a long fight with the lender to modify our loan, they declined and house went to auction. The beneficiary retained the home for 240,000. My parents have offered to help us with a down payment if we can get a new loan. What are our options? With a considerable down payment could we be considered for a new loan? Would we offer what the home was retained for? We built this home after our old home was lost in a house fire. Its the only place our kids have ever known. We have alot invested in this home to just walk away. We have the income to pay the mortgage and the desire....What options do we have?
