Best Way to Evict

My husband and I are having problems with a tenant in Baltimore, MD. We live in Pittsburgh, PA, and even our rental representative in Baltimore has urged us to get this woman out ASAP. We suspect she will be uncooperative. She is on a month-to-month lease at this point. She does owe back rent for one and a half months, which we have little hope of collecting. My husband never asked for nor did he receive a security deposit, and we recently discovered she has not paid her water bill for several months either. We are more concerned with getting her out quickly than getting money owed. What is the most efficient way to do this? Is it better to simply write her a letter asking her to quit premisses with 30 days notice, or to send a letter raising the rent by a few hundred dollars? (The rent is currently well below market value, but she would not be able to pay any more than that.)Or do we have other avenues available since she does owe us money? Can we start eviction proceedings immediately or do we have to wait 30 days? Thank you.

I would give her a 30 day notice to move, and as of march 1st the rent is being raised by $500 a month, failure to vacate the premisis by that date, eviction proceedings will be started and we will sue for ALL back rent, the new rent for march , all attorney and legal fees and costs.

You probably can start eviction proceedings faster in your state give her a 10 days pay or quit, but then thats what MONEY magement is for, you should have $1000 or more in your rental account to pay for a lawyer.

And next time always have a lease, it protects BOTH the tenant from scumbag landlords, and the landlord from scumbag tenants.
