Breaking a lease in Ohio

My daughter and a friend signed a one year lease for an apartment. My daughter has accepted a job which has transferred her to another state. She informed her landlord of this one month prior to her transfer, paid rent the following month even though she was not there, found another friend to sublease. However this friend only stayed one month and did not sign any part of the lease. The landlord has stated that he will use my daughters portion of the security deposit to cover one more months rent, however he is holding her to the lease agreement and states he will pursue the remainder of the agreement which is five more months. We have also learned that he is willing to decrease the rent so the other tenant can afford to remain living in this apartment. What can we do to avoid any legal action taken by this landlord, who by the way is an attorney. Please help ASAP.
