Breaking a Lease

We co-signed a 6 month apartment lease for our son and a roommate. Two months into the lease the roommate lost his job and wrecked his car, totalling it. He now wants to move out and says he cannot pay his part of the termination fee (one and half months rent). Our son cannot pay this entire fee, nor can we. He cannot afford to stay in the apartment on his own. Under these circumstances, are we liable to pay this termination fee and, if we do not pay, what are the consequences? State: South Carolina. You, your son, and the roommate are each liable for the entire 6 months' rent and/or the termination fee. Tell your son to find a new rommie. If he leaves, the landlord can sue all of you for the termination fee + court costs + attorney fees. Whoever has money has to pay (in other words, you).
