Another question from the state of Virginia:

I would like to get out of my lease (which runs out May 31, 2001) since my boyfriend finally proposed and I accepted! He owns his own house and would like me & my dogs to move in with him ASAP so we can save money for the wedding (his house is also only 15 min from my job - no commute). What steps should I take to try to break my lease? How much notice should I try to give the landlord? I'd like to move around Sept. 1. I am on good terms with my landlord, and they should have no problem re-renting the townhouse. I'll pay for the ads, be there to show the house to people, and handle everything for them. I think they'll let me out since the rental market is so good right now but I want to make sure I don't screw them over and I don't get screwed over. Any advice would be appreciated!

First of all Congratulations on your engagement. Next call your landlord and tell him the good news and that you need to move out in the next couple of months. Let him know that you will help get the place rented out by paying for the rental ad and even showing the place when you are available say evenings and weekends. You are on the right track.

Just remember ONE thing......

If you give your NOTICE to move and someone rents the apartment, and you guys have a fight and call it off.....

YOU STILL HAVE TO MOVE....or you will be liable for the new tenants damages, hotel room, moving expenses storage, lost pay....

no kidding!
