I am breaking my lease due to buying a home. The apartment
community wants a 60 day notice plus 1/4 the lease balance.
Do I have any recourse ? I understand the 60 day notice but
I believe the termination fee is ridiculous. Especially
since they can rent this apartment with no problem.

consider it a cost of buying a new home.....

You signed the lease well.....you signed it.

OH..you could have your lawyer send them a nasty letter saying the apartment will not be empty for even a day and you will sue them in small claims court....but you did sign the lease.

oh well

You may believe the termination fee is ridiculous, but have you asked them what it is for?

Is it possible that there are good reasons for it?
