What is the name of your state? Arizona

I looked up the Landlord/Tenant Act and could not find any solid advice concerning early lease termination with proper 30 days written notice and with understanding that I must pay my lease through 7/31/07 - I moved out 10/31/06 and paid lease payment for November 2006. Property Manager contacted me (by telephone only) the first week of November and told me new tenant had been found and that I did not have to pay any more lease payments as new tenant had been found. She also stated that she would refund my security deposit since I did not have to make lease payments anymore. On November 30, 2006, property manager called and said new tenant did not sign lease and that I was required to make lease payments again. I received my Security Deposit refund the middle of November and cashed the check. Am I still legally responsible even though I was told I did not need to make lease payments anymore and that everything was taken care of and security deposit was refunded???? Thank you. What is the name of your state?
