What is the name of your state? Massachusetts

I want to break the lease I am on with 3 other roomates.The lease term is from Sep 2004 to August 2005 for a four bedroom apartment in Boston.I have been paying rent since September 2004 however I have not used the apartment ..I have not lived there instead there has been another person living in that apartment. Now I want to get off the lease and have the other person take over the lease. Can I do this even if the other party is not willing to get on the lease?

**A: you can't get off the lease if the other party is not willing to get on.
You had better start talking with the landlord.
