Business Lease Please Help

What is the name of your state (only U.S. law)? Hi, I am new to this legal forum. I live in Arizona. I am a owner of a nail salon for about 3 1/2 years. My lease contract doesn't expired until 8/2011. When I first sign my lease contract Bashas Market was the anchor of my plaza. Since Bashas move out my business has been really slow. I ask the landlord to lower down my rent which is $3058.00 monthly but he is ignoring me. I no longer can afford my rent. Can I close my business and not paid my rent? Can the landlord sue me for breaching my contract? Please help.

Unfortunately, unless you had a contract that was conditional upon the anchor store remaining there and in business, you are stuck in your contract until it's expiration.
