Buy out/ Space Rent Lease

My ex and I purchased a mobile home about a year and a half ago, in that time I was the only one working and thus the only one paying the space rent and utilities (about 1,000 to 1,200 a month). Now that we have been separated for awhile he wants to discuss me buying him out, however it is my contention that since I have been paying the entire space rent amount I should be able to deduct half the amount from what I owe him towards the value of the home. Is there anyone who can clarify if I have any legal standing here?

Also, if he refuses my claim, would I be able to take him to small claims court and sue for the value of the rent (and then use the judgement to buy him out)?

When we purchased the home we both signed the Space Rent Agreement stating that the amount would be paid in full each month.

Do you have a signed agreement where it states that each of you will be responsible for 50% of the rent?
