I am in the process of selling my house and it is a nightmare. The buyers made a couple of low offers before we agreed on a price. They had a list of repairs they wanted. We made ALL the repairs, over $6000 worth. The house passed the inspection by our township and the buyer's inspector. One of the items on the list was that they wanted the basement walls "painted and cleaned." This was done.
The day of the walk thru last night their realtor says that the basement was not done to their specifications. Suddenly they say they want the basement roof redone and the walls cleaned and painted by a biocleaning company in case there is mold. And they want $3000 to take care of this. Our realtor says that this was never mentioned before and all repairs were done exactly to the written list they submitted. And passed inspection. The buyer suddenly has a lawyer who tells my realtor that the contract to buy "means nothing." My realtor told them I would give them credit for $500 and that was it.
Today is settlement. Buyers and agents do not show up. My realtor, me and the title person with the checks sit at the table. Their realtor faxes a hand written scrawled note to the title person stating that the basement was not done to their satisfaction. With words spelled wrong.
Is this some kind of scam or joke? I feel like I am being extorted. My realtor faxed all the info to a lawyer. It is possible that they might call tomorrow and be willing to settle again, I guess. I honestly don't want to sell to these people but I really need the money for the house as I spent a lot fixing it up for the sale. Should I bite the bullet and relist it or sell to them if they change their mind?
