What is the name of your state (only U.S. law)? AZ and CA

Hello, I want to buy some rental properties and use a mortgage, however my income is not good enough, however I do have the cash for the down payment.
My girlfriend is willing to use her income as the coborrower. She understand that she is liable for the loan.
My questions is if I don't want her to be on title and she is okay with that, how do I go about on doing that?

Do we write an agreement before the closing that in a month or so after the home closes she quitclaims all ownership of the house to me?

I just want to make sure it is possible to be done. Can it be done before we close? Have them do it in escrow?
Or it has to be recorded that both of us on title and then afterwards change it?
