I am purchasing a home for $16,000 that is currently inhabited by whom I assume to be relatives of the lessor. The lessor signed a lease with his name only. He is currently incarcerated. The people living in the house paid the rent which had not been paid in three weeks. There is violation of the original lease in that window glass has been broken and not repaired, carpet was torn out of the living room and not replaced, a large pit was dug in the backyard for the purpose of roasting two large hogs and the delinquent rent.

I will be posting/delivering a transfer of ownership notice on/to the house. After a week, I want to post a notice to vacate. Do you have any advice for me regarding this transfer to make this as legal and safe as possible? Thank you!

That must be one hell of a deal if you are willing to take on squatters that may take many months to remove while the damage the property even worse than it is now.
