We live in Colorado. We are planning to buy a new townhouse condominium. We're having some problems with the Real Estate Agent contract and also the builder's(seller contract) both of them seem very confusing). We don't really understand what is the relationship between the Buyer's agent and the transaction broker????. If our real estate agent is acting our buyer's agent, who is responsible for the real estate commision? In the real estate agent contract, they are defined as buyer's agent. They told us that's Colorado Real Estate law. (????) that we can't use them as transaction brokers.
On the other hand, the builder's contract(seller's) has a clause stating that buyer and seller will pay 1/2 of real estate services fees. Are these costs related to closing costs? or Real Estate commision for the real estate agent?
Can u pls advise what will be included in the real estate costs that we as buyers are required to pay by law?
