Bought a home (for-sale-by-owner) and closed earlier this month. In the contract, the seller stated "buyer accepts the property in its present condition 'as is' and the following items shall be in normal working order at Buyer's closing: all improvements and structures, plumbing, environmental conditions, dishwashers, disposals, trash compactors, ranges, exhaust fans, electrical systems, and heating and air-conditioning systems"
Had an inspection prior to closing and everything looked good.
The contract also allowed seller to continue to occupy the residence for 30 days after closing date and pay 1 month rent, and "seller agrees to maintain the property to its current condition"
The seller is still occupying the residence until the end of this month.
Recently, I noticed a puddle of water around the HVAC unit in the basement and water leaking from the condensate line, which was not present before. Could be simple to fix, but could be something bigger.
Who is responsible for paying for this repair? Me (the buyer) or the seller?
