In January we signed a lease for a year.
Later to find that the neighborhood is NOT good for children at all. People smoking pot out in the middle of the street, drive by shootings and such.
We have decided to buy a house. Found one. Now in the closing process.
Is there any way to get out of the lease? We know we will most likely loose the deposite. (though we would rather not)
The lease does state to give a 30 day notice before vacating. But it is not too detailed as to if we have to live here for 12 months ''first''. (It is suppose to be a 12 mth lease)

Can we, and if so, 'how' can we get out of the lease?

The reason why we haven't responded to you sooner is because this is an extremely common question on this Board. At the main page of this Board, at the bottom, you'll notice numbers 1 through 12. Those are past posts and answers. Somewhere within those pages are questions and sage responses to your SAME, EXACT QUESTION. Just look for things like, "I enjoy breaching lease agreements - - need to break this one" or "How can I get out of my lease agreement and keep my name honorable" - - you know, words to that effect. You'll find it.

Find a subtenant and pay the subleasing fee ($50 or so). In the mean time, call the police alot.
