buying on contract being HARRASSED please help!!!!!

I am currently buying my home on contract (meaning the land owner is financing me). The contract has been registered with the courts, I am having a few problems with the contract holders please take time to read I will tryt o be as clear as possible.


Problem 1- My payment for December was made on December 6th, the contract holder sent me a letter on December 19th stating that if my payment is late again (only been late the one time lived here since March) I could concerned the letter he had sent as my 30 day notice to vacate. My contract states in short that may monthly payment is xxx.xx. Due on the 1 of each month after the 10 of each month after the 10 of each month there will be a 10% late fee. Can he do that????

Problem 2- The contract holder calls my house on Wednesday of this week claiming he needs me to pay xxxx.xx in past property taxes. My contract does not state I am responsible for property taxes any where. I explained that to the contract holder, got the response if I do not pay them he will remove me from the property. I said you will have to take me to court. the contract holder said it my property until you have it paid off I can do anything I want to and hung up. Legally can he????

Problem 3- I was sitting home tonight with my 3 children when at 11:30 pm there was a knock on my door it was a the contract holders brother claiming that the contract holder told him he could come out here for the weekend and camp and fish on the property that I am buying. My hubby was home thank god and told them to leave they were not welcome. Can he tell people they can come here?

I am concerned this is turning into a scary thing. My husband is a over the road truck driver who is not home all week. He is telling strange people they are welcome to come to my home. I love my home I dont want to give it up I have another 9 months before I can finance with a bank. someone please help me, is there anything I can do...

**A: yes, if the late fee provision was in the contract.

**A: no, provided there is no provision in the contract that you pay the RPT.

**A: get the real estate attorney that you should have hired before signing the contract, to review the contract and send a letter to this idiot Seller.
