Buying out person who holds 1/4 title

What is the name of your state? California

I own a house that was gifted to me by my parents 8 years ago I hold 75% interest and I am the only one in 8 years who has provided financial involvement with the property, mortgage payments, insurance, prop. taxes, improvements, repairs. the Other Party, My mother who I am estranged from refuses to relinquish her rights to the property, I want to buy her out, is there a way I can force her to be bought out of the house without having to sell the property?
I have proof that she has not contributed a cent to the property, since I am a majority title holder can I force her to be bought out of her interest? possibly by getting the property appraised and then deducting the money I have invested in it? Please help!

Yes, you can force her and she can force you. It's called a PARTITION suit and either one of you can file.

Partition doesn't mean she can't hire an agent to purchase the house incognito

She does not want the house, or the money, she wants to control me. I think she is mentally ill, but she is going after me for grandparents rights to my child which I refuse to place my child in her care, in exchange for my refusal to comply she refuses to be bought out of my house. My child is not a pawn, as a parent I have an obligation to protect him, it is not only destroying me its destroying my marriage, which Im sure she finds joy in.

I am at the end of my rope, How can she manipulate all of this?

And without a buyout (sale) there' s nothing you can do short of beating the old bat over the head and burying her under the floorboards.

**A: she wants to control you? Ok, in that case your issue does not involve real estate law.
