What is the name of your state? Ohio

With a well developed website, getting great traffic and activity -- I have a domain that is appriaised and a domain broker that is willing to take the domain or domain with website to auction, as this is a special event and they do turn most away.

My question, is -- is it common practive when transferring websites from one owner to another, to exclude software applications, and 'coding' of site -- simliar to the way website developers structure their agreements for work, in essence, selling the 'right to use' the site, and not necessarily site ownership per se.

Does anyone have experience with this, or if anyone can point me a direction I would very much appreciate it.
