Three years ago a friend got behind three months of
rent. landlord agreed not to evict as long as future
rent was paid and that tenent would pay what they
could on back rent. tenent has done this. now
two years later, tenent was given a 3 day pay or quit
notice even though his rent for this month plus
twenty-five extra on back rent was paid on the first
of the month. is this legal? if it is what are the
tenents rights and what can he do to stop the eviction?

since they dont have a lease.....it is customary to give a 30 day notice to vacate, when you pay your rent, so this would be Illegal since the rent has been paid for the month,

The LL can give them notice before March 1st to be out by March 31st.
