Can I add my friend as landlord?

I have a house in Arizona for rent, my wife owns the house.

Because I live in California, sometimes it's very inconvenient for me to go back to Arizona to take care of certain things.

Can I add my friend, who lives in AZ, but does not own the house, as a landlord to the lease? so he can represent me in issues like repair, paperwork, etc.. basically i want him to be my representative.

for example if I need to have tenant sign something, or do a property inspection, i don't need to go all the way back to AZ.

Bad idea. Is your friend a lawyer?

does the city the home is in require a rental license of landlords , if so some citys also require the owner to have a local contact person if LL lives a defined distance away.

Your wife owns the home ,let her appoint an agent and sent said tenants proper notices.

By definition the word "landlord" means one that owns real property. And you certainly wouldn't wish to put your friend's name on the title to the home just to accomplish your purposes.


All that is needed here is what is known as a special or limited power of attorney. Talk to your California attorney about having one drawn.
