What is the name of your state? California

I own a single family house and want to rent out an in-law unit to a student in a nearby school so I posted an ad on a website specially for people from that school. Some people outside the school saw the ad and want to rent. Can I refuse them?

Since you know next to nothing about this business I suggest you find yourself a property manager to rent and manage your rental. I myself avoid students like the plague. As an alternative take it off the market go to amazon.com and buy a few books on renting. Look up your state landlord act, and familiarize yourself with federal laws on discrimination.
When you’re ready then start renting.

There are exceptions to the fair housing for landlords who rent an attached unit. You should call the HUD office in San Francisco and ask them.
