no longer afford rent

After being unemployed for approx. 2 months, I recently got new job.Under agreement, I stated that I would pay a portion of rent on first payday, 2 weeks later, and balance at end of month until current.The new job did not work out, and I am out of work. I fulfilled the first portion of payment agreement, but am not able to pay balance due.Now the next month's rent is due as well.I informed my landlord of the situation, and she said we could work it out.I want to know,under North Carolina law,am I obligated to fulfill the lease if I am not financially able to do so?I have fallen behind quite a bit and I am worried on how will survive on day to day basis.What can I do? If I inform landlord am moving out, can I be sued for remainder of lease?

Read your written lease. I am sure that there s no provision that states tha if you can not pay your rent, you do not have to. If you move out prematurely, it is up to L what you will be responsible for. Your legal obligation is per the lease agreement.
