An elderly woman friend of mine has a home with two acres and a mobile on it she uses for rent income.
she also has another acre of property next to this property, that also has a rental mobile on it, deeded seperate from the house, as it was her acre and mobile she lived in till her parents died.
the tenants dont pay the rent on time and have destroyed some of the mobile home on the seperate acre, she wants to move back this mobile, and sell off the house so she can stop dealing with tenants,and have less financial and physical burden.
how can she evict the tenant in her mobile that has threatened more damage to the mobile, and if she can get them out,and the mobile isnt trashed,and she can live in it, can she list her current home with a real estate, and not pay the mortgage on it and just pay the bank when it sells, the balance of the loan?
when she throws out these renters, she will loose 300 a month,from the first rental,money she uses to pay her loan, the other rental is 250 a month and she uses that money to pay utilities and insurence . her ssi check is only for 400 a month, she uses that for her taxes that she is making payments on, her credit card,that she uses to repair the things on these mobiles and her own home that break, like the furnace just needed fixed, and these water pipes, and again, another 400 on the old credit card.
she cant afford to pay the mortgage and loose the rent money at the same time.but if she dont sell the house fast, the tenants may damage her property so bad that she has nothing to live in.
in the end she will have only 400 a month total to live on after selling the house.
you cant take anyone to court because these renters own nothing, and wouldnt pay any fines anyway and with her luck she would end up with all the court costs.
I told her there should be a way she can have her home on the market without her having to pay the mortgage or taxes [and she could move back into her old place, fix it up,and at least have something to live in paid in full.]
am I right?
