I own a beach house in Florida which I rent by the week. I live in Utah and advertise over the internet. I do business by email. I rented to someone in Minnesota, I emailed the contract to them from Utah, they signed it in Minesota and mailed it to Utah. As the result of problems they are threatening to sue me, how could this happen? What state would have jurisdiction? If they were to get a Florida Lawyer could they reach me in Utah? I am just trying to figure out how seriously to take the threat.

The contract was signed in Minnesota; that would give Minnesota jurisdiction.

The property is in Florida, that would give Florida jurisdiction; they could serve you in Florida by substitution, by posting on the property, by publication, the judgement creditor could execute on the property which is in Florida.

The whole matter would be judged by Florida law.

If you have done something wrong, a determined creditor has ways of reaching you.

Since your contract is such that it is commonly done across state lines, I would suggest that you include a provision to the effect:
"In the event of disagreement, all parties agree that they will be resolved in accordance with the Laws of the State of Utah."
